Meridian Water is a 80ha regeneration project across three London Boroughs in the North of the Lea Valley.

Owned by Dwyer asset management, the site currently features a large IKEA shop accessible from Tottenham Hale Tube Station and rail and is located near the Banbury Reservoirs, the Lea River and Canal and multiple hiking and cycling trails.

Turning this former industrial site into a mixed-use leisure and retail environment was achieved by capitalising on and enhancing the characters of the existing waterways/waterbodies:

– a naturalised river with wetlands near gives a rural feel to the residential area

– a hard edge canal celebrates the industrial character of the place whereas

– new leisure activities are proposed on the Banbury Reservoir.
